The purpose of the design was to add a substantial measure of density to a residential development (in contrast to the loosely structured landscape surrounding it) in order to create a new specific residential location. The development is designed for a gentle southern slope next to Bulhar pond, originally occupied by army barracks. The group of buildings consists of a combination of four types of houses built over ground plans ranging from 125 to 164 m2, with 22 m2 garages for smaller houses and 35 m2 for the larger types. The plots range from 185 to 350 m2, or even 400 m2 in a few cases.
The entire slope is landscaped into cascades by shifting the individual double rows by approximately 1.5 meters, whereby a terraced effect is achieved within the entire complex. The houses are positioned with the greatest possible privacy in mind. A key role in this concept was a refusal to conform to current regulation governing the positioning of residential houses, or rather the maintenance of certain distances from the boundaries of plots.
The simple forms of the houses will be livened up by future vegetation in order to attain the original idea: to offer individual housing of a higher-than-regular standard to this residents despite the modest sizes of the plots.
Two wall systems are employed in the construction of these houses: KB blocks with integrated thermal insulation and silicone plaster, Porotherm 240 blocks with thermal insulation and silicone plaster. Windows have aluminium frames. The complete project will consist of a total of 10 houses, of which 27 houses were completed in Phase 1.
